Schematic design
First, we determine the tendencies that the design will follow by developing a clear design brief that includes the scope of work in order to define the parameters and the final result. It includes important information about the location, building classification, users, the scope of the building or structure, schedule, proposed materials to be used, data, assumptions, opportunities, and constraints associated with the project, and developing an estimated budget.
It also includes project aspirations, which describe the tangible and intangible desires of the client or end users.
As a result of this phase, the architectural design team in coordination with engineering design team begins to transfer this information to the following documents , but not limited to:
- Illustrative sketches and layouts
- Conceptual perspectives
- Conceptual plans for the site, floors, elevations, and some sections, as necessary.
- Proposed structural systems reports, mechanical concept reports such as HVAC, and fire fighting systems, as well as electrical concept reports such as lighting, power, and low current systems.
Detailed Design
At this phase, we develop the design in detail, and the structural team joins this stage, where we pay careful attention to the cost calculations as they become closer to reality, after developing detailed drawings and specifications and verifying the internal and external precise details, in coordination with the client on the smallest aspects of project, and finally exporting the changes to final detailed design.
As a result of this phase, the architectural design team in coordination with engineering design team begins to transfer this information to the following documents , but not limited to:
- List of drawings for all specialties
- General architectural notes
- Schedule of areas
- Project land documents
- Detailed architectural drawings
- Structural drawings.
- HVAC drawings.
- Firefighting drawings.
- Plumbing drawings.
- Lighting and energy drawings.
- Low current drawings.
- Elevations & sections drawings.
- Typical construction details.
- General specifications.
- Schedules for doors, windows, finishes, etc.
- Internal and external 3D renderings as needed.
Tender & Construction
Our team produces two sets of detailed drawings and documents that outline every detail of the final design. The first version is called the Construction/Tender package, and the other version is called the permit package (optional according to the client’s desire), as the construction contractors become involved in this stage.
The construction set includes but is not limited to:
- Drawings necessary for bidding along with all engineering drawings, general site works, utility drawings, and details.
- Bills of quantities.
- Particular specifications.
- Vendors list.
- Tender instructions with required forms (Form of tender and appendices, Form of agreement, form of bonds/bid bonds, performance bonds, and advance payment).
- General and particular conditions of the contract.
Managing and evaluating offers, negotiating with bidders, responding to their inquiries, then finally selecting the contractor
